This 3-story college campus apartment living center consists of 459 bedrooms, study spaces, conference rooms, resident assistant offices and laundry rooms. The honor college has 18 faculty offices, 4 classrooms, 2 lecture halls, and 16 rain gardens built along South Ravine. These are slated for LEED Certification with 13.8% MBE / WBE / DBE participation.

Classic Engineering

Classic Engineering provided mechanical, plumbing and electrical engineering to the architect for this LEED certified project. Each apartment has it's own four pipe fan coil unit. Chilled water is provided by the campus central chiller plant and hot water is created with high efficiency boilers. The Honors building is conditioned with two air handling units, high velocity ductwork and variable air volume boxes for zoning. The entire building uses low flow plumbing fixtures for water reduction.

Design Plus

Design Plus provided architectural, interior design, site/landscape, and construction administration services for the next phase of student housing on the south end of Grand Valley’s Allendale campus. The project includes two, three-story residence halls totaling 186,735 SF and 447 beds in 168 units. The project also includes the 40,866 SF Honors College that includes classrooms, caserooms, reading room, computer lab, student work area, lounge, multi-purpose room, gallery area, meeting rooms, kitchen, breakout areas, and restrooms. This project is currently under construction with anticipated completion of construction in August 2008. Total construction cost for the entire project is estimated at $28,500,000.

Pioneer Construction

Acoustics By Design

This facility includes two, three-story residence halls totaling 186,735 SF and 447 beds in 168 units and a 40,866 SF Honors College that includes classrooms, caserooms, reading room, computer lab, student work area, lounge, multi-purpose room, gallery area, meeting rooms, kitchen, breakout areas, and restrooms. Acoustics By Design was retained by Grand Valley State University to review some troublesome fan noise issues for the Honors College and provide mitigation recommendations. Total construction cost for the entire project is approximately $28,500,000.

Allied Electric Inc

Any number of variables can threaten to skew the timetable on a particular project. On one occasion, it could be students returning for fall classes, unwittingly setting an inflexible deadline. On another, it could be a fire in the factory of one of your suppliers, suspending the delivery of vital materials. Sometimes it can be both. That was the case for Allied Electric during construction of the Niemeyer Living Center & Honors College at GVSU. Project manager Shannon Sullivan recalls the aggressive schedule imposed by the upcoming fall semester. “We had about a year to go from a parking lot to 168 living units,” he notes. Adding to the time crunch was the unforeseen. “One of the problems we encountered was the company fabricating panels for the apartment building burned down.” The factory fire cost about a month in the schedule, forcing builders to scramble for replacement panels. “That compressed everything for everybody,” says Sullivan.

Despite these challenges, GVSU students arrived in August to find a new three-story campus living center (459 bedrooms, study spaces, conference and laundry rooms), its east and west wings joined in the middle by the Frederik Meijer Honors College (faculty offices, classrooms, lecture halls, and rain gardens). Sullivan sums up the experience: “Regardless of the schedule, we were able to keep up with the pace of the project, thanks to the speed of our crew and workers. Whatever is presented to us, we answer the call.”

The exterior building envelope and interior of the GVSU Honors College includes aluminum doors and framing, large curtainwall, glass-walled corridor, transom-frame windows, and rainscreen panels, furnished and installed by Architectural Glass and Metals, Inc.

The Niemeyer Living Center where all the residents are in the Honors College. This supportive community provides on-site access to faculty and staff, as well as the opportunity to take classes right in the Niemeyer Living Center.
