Description

Adjacent to Millennium Park property and surrounded by small tracts of residential property on the southern edge of the City of Walker, the proposed Sylvandale residential development will offer 22 new one-acre home sites. The land, once mined for gravel, has two operating oil wells and the associated piping and storage tank which are being capped, and removed from the site. Coordination with a developer adjacent to the site will provide access from Riverbend Drive to Butterworth Drive through a shared access agreement. Driesenga & Associates, inc. provided surveying, layout, and design engineering services for the development. The absence of municipal water and sewer services in the area, combined with historical oil production prompted intense scrutiny from the public, the Kent County Heath Department, and the City staff and Planning Commission. Significant investigation into the quality and quantity of available drinking water was completed, which included a test well, sampling of area wells, and evaluation of geologic soil layers.
