Description
The New Oakville Hospital facility involves the construction of approximately 1.5 million square feet on a 50-acre greenfield parcel of land in Oakville, Ontario at Third Line and Dundas Street.
The facility will have the capacity for 457 beds. The facility buildings include three main sections; a 5-storey section for complex continuing care, rehabilitation that will also house a number of outpatient programs such as nephrology, including the mechanical penthouse; a 10-storey inpatient tower section containing patient bedrooms, operating theatres, as well as pre and post-operative support functions; and a 4-storey therapeutic and diagnostic imaging section that houses emergency care, diagnostic imaging, ambulatory clinics, maternal/child services, adult mental health and penthouse. A fourth section serves as the 2-storey, main hospital entrance and connects the rehabilitation block to the inpatient tower block. All of the facility buildings include full or partial below-grade basement levels. The floor covering materials include terrazzo, porcelain tile, ceramic tile, rubber sheet, carpet, resilient sheet, resilient tile, anti-static tile, epoxy and concrete floor sealer. The ceiling systems include suspended drywall, suspended acoustic tile, wood ceiling panels and exposed structure.
Wall finishes include painted drywall, vinyl wall coverings, exposed masonry, exposed structure, ceramic tile, epoxy paint, solid surface wall panels as well as door and wall protection systems. The millwork finish include veneered wood, solid wood and plastic laminate. There are thirty-three elevators servicing the main hospital and three elevators servicing the parking garage.
Conventional construction techniques are planned for the facility including a building envelope of pre-cast concrete and glass curtain wall. Single-level, metal-clad penthouse is envisioned for the rehabilitation block and a two-storey penthouse which includes the central utilities plant for the inpatient tower block.
New hospital departments will include complex continuing care, rehabilitatio, renal dialysis, acute inpatient care, maternal child care, inpatient and outpatient adult, child and adolescent mental health, secondary and tertiary level programs, family rooms, lounges, shower facilities, kitchenettes, retail services, etc.
Parking on the hospital site consists of 2,100 parking spaces including 1,180 spaces in a six-level parking structure of approximately 400,000 square feet and 920 surface spaces. The parking garage will be a pre-cast concrete structure in conjunction with a cast-in-place reinforced concrete foundation, slab-on-grade and shear walls.
The project includes the design and construction of three storm water management ponds, and significant site work such as the new Western Road and the extension of Third Line as well as many internal roads, site services and landscaping.
The foundations are comprised of a combination of strip footings, pad footings, caissons, foundation walls, columns and slab-on-grade. The structural system will be cast-in-place reinforced concrete columns, shear walls and suspended slabs. The mechanical penthouses are steel framed with metal decking and siding. The exterior building envelope uses a variety of materials including stone, pre-cast wall panels, brick, pre-finished metal siding, wall panels and trim, metal louver, rigid insulation and air barriers. Windows include aluminum strip windows and glazed curtain wall systems. The roofing systems include membrane roofing, green roofing and pre-finished metal roofing.
EllisDon will be a majority partner of the construction Joint Venture to build this hospital. The contract will be with Hospital Infrastructure Partners acting as the developer signing the contract with Halton Healthcare Services. EllisDon will be a partner on the development as well as the facility management team.
The project is targeting LEED(r) Silver.
